Shepherd Construction has handed over the final phase of development at St Paul’s Square in Liverpool, delivering Merseyside’s first speculatively built BREEAM ‘Excellent’ building.

No 4 St Paul’s Square, a 109,000 sq ft Grade A speculative office development, was this week handed over to English Cities Fund (ECf) – a joint venture between Muse Developments, Legal & General Property and the Homes and Communities Agency.

The £32 million building, designed by architects RHWL, was completed ahead of schedule and was officially opened by Rt. Hon Lord Heseltine and Sir Michael Lyons, ECf chairman.

No 4 includes a number of sustainable features, including a sedum roof, designed to reduce carbon emissions by more than 22%.

The project recently won a RICS award for best commercial development in the North West.

Built over three phases, this scheme incorporates high specification commercial, residential and retail space, designed to achieve BREEAM ratings of Very Good and Excellent. Phase 1 incorporates a 1,000m² office block, 10-storey retail and residential block, with 1 and 2 bedroom apartments and a 397-space multi-storey car park. The second phase saw the creation of an 8-storey 17,000m² office block with a feature glass bridge and canopy. An 8-storey 10,126m m² Grade A office building formed the third phase of the scheme.
